POSITION DESCRIPTION:
The Preconstruction Estimator assists the Preconstruction Team, primarily working on project estimates. Responsibilities include reviewing the project’s plans and specifications for completeness and constructability, preparing quantity take-offs, soliciting and analyzing bids from subcontractors to ensure the preparation of complete and accurate estimates, and estimate presentations.

- When assigned, assume lead role in estimate preparation
- Review project plans and specifications for completeness and constructability
- Prepare subcontractor/vendor lists; identify, cultivate, and attract new subcontractors and vendors; develop, maintain, and enhance relationships
- Issue bid invitations to subcontractors and vendors, ensure adequate bid coverage for each trade package, follow-up, and establish participation
- Prepare bid packages and/or bid forms to clarify project scope requirements and to coordinate work amongst trades
- Prepare Interested Bidders Memo
- Prepare bid management platform details page for project bid solicitation
- Inventory and distribute documents
- Attend pre-bid conferences and jobsite visits
- Prepare detailed take-offs/quantity surveys
- Create questions to Architects/Engineers for clarification
- Obtain costs from municipal agencies for permits, licenses, taxes, fees, etc.
- Request GC bid bonds from accounting, if required for project bid submission
- Prepare clear, properly formatted Bid Analysis Worksheets
- Analyze and scope subcontractor and vendor proposals, establish consistency among proposals, and coordinate scope with other packages
- Assemble detailed Sage Timberline estimates and modify pricing to suit project
- Ensure that all work scope items for assigned trade packages are covered in project estimates

- Ensure estimates are accurate; assist with monitoring design to control project costs between milestone estimates, so that previous estimates are not exceeded
- Prepare detailed variance reports to explain differences between milestone estimates
- Assist with developing General Conditions and Schedules
- Participate in or lead the prequalification process for subcontractor approval
- Participate in or lead the preparation and assembly of the estimate presentation
- Assist with preparation of cost management options to resolve budget issues and meet project budgets
- Transfer / roll completed estimates to accounting / operations
- Assist with preparation of preconstruction services billings
- Engage and coordinate with our design consultants such as ADA and moisture control
- Participate in or establish a minimum once per weekly meeting with the OAC team during preconstruction to ensure team continuity; maintain and distribute a team action item list
- Participate effectively in sales and estimate presentations
- Attend and actively participate in design/preconstruction meetings, take notes, and issue minutes for communication to the project team
- Participate in or lead an estimate handoff meeting with operations and review the final estimate and the subcontractor scopes of work
- Assist with development of leads for new work
- Strive to attain 100% Customer Satisfaction rating for assigned projects
- Organize and publish data for historical cost purposes
- Actively participate in learning opportunities
- Review estimates to eliminate errors and schedule review of estimates with Senior Estimator and/or Operations Manager prior to presentation
- Utilize historical information to check and validate estimates (production tracking, etc.)
- Assist with the development of innovative ways to present estimates
- Participate actively in our performance standards evaluations, demonstrate awareness of self-development needs, and strive to achieve goals
- Provide guidance and assistance to team members; mentor assistant estimators and college co-op/interns
- Visit projects to increase knowledge of construction means and methods
- Research, test, and teach the use of emerging technology
- Share innovations
WHAT YOU BRING TO THE TEAM:

- Undergraduate/Bachelor’s degree (construction management or related degree, preferred)
- Excellent Communication Skills
- Preconstruction Experience – Minimum of three years preconstruction/estimating experience preferred
- Field Experience – Minimum of one year (more experience is preferred)
- Demonstrate effective use of technology including Microsoft Office programs and estimating/construction related computer software
